Our approach

Straightforward with both sides of every deal

We'll tell a seller honestly if a cash sale isn't the right option. We'll tell an investor honestly what the numbers look like, not what they want to hear. That's how we earn repeat business from both.

By submitting, you agree to us contacting you about this property, as set out in our privacy policy.

Thanks. We're on it.

We'll research recent sold prices near the property and call you, usually the same day, to talk through the figures.

To be upfront: a cash sale typically means receiving less than full open market value. We'll explain exactly why, and we'll tell you honestly if another route suits you better.

What happens next

What happens when you get in touch

  1. Tell us about your property

Fill in the short form with your address and contact details. No valuations, no estate agent, no cleaning.

  2. We research and call you

We look at recent comparable sales in your area to work out a realistic cash offer range, then call you, usually the same day, to explain the figures.

  3. We find you a buyer

If a cash sale makes sense, we present your property to our network of qualified cash buyers and work towards a completion date that suits you, typically within a few weeks.

The benefits

Why sellers choose a cash sale

No estate agent fees

You keep 100% of the agreed price. We're paid by the buyer, not by you.

No repairs or cleaning

Our buyers purchase in any condition: dated kitchens, structural issues, damp or tenanted. You don't need to do anything first.

No chain

Buyers in our network are cash buyers. No mortgage delays, no chains to break.

Completion on your timeline

We work to a date that suits you. As little as a few weeks, or longer if you need more time.

One point of contact

You deal with Key Assets throughout. We manage the process on your behalf.

Regulated and accountable

Members of the Property Redress Scheme, so you have an independent route if something goes wrong.

The honest tradeoff

When you sell through us, you get speed, certainty and a managed process, but you will typically receive less than full open market value.

In return, you avoid estate agent fees, months of viewings and uncertainty, repair costs, and the risk of a sale falling through, which affects roughly one in three open market sales. For many sellers in your situation, the speed and peace of mind makes a cash sale the best option.

We will tell you honestly if we don't think a cash sale is the right option for your situation.

After you submit

  1. We research your area

We look at comparable sold prices nearby to work out a realistic cash offer range.

  2. We call you

We talk you through the figures and tell you honestly whether a cash sale makes sense.

  3. You decide

If you want to go ahead, we find you a buyer from our network. If not, that's the end of it.

Want to know more first? Read how the process works or the seller FAQs.

  1. 1

    Tell us about your property

Fill in the short form with your name, phone number, email address and property address. That's all we need to get started. No valuations, no viewings, no estate agents at this point.

    Typical time: 2 minutes
  2. 2

    We research your area

Our team reviews recent comparable sold prices in your area: similar properties of the same type and size, nearby, sold in the past 12 months. This gives us an honest benchmark for what will work for an investor and what a cash buyer would be prepared to pay.

    Typical time: same day
  3. 3

We call you with an assessment

Our team lead calls you to walk through the figures, explain the reasoning and answer your questions. We'll be straightforward about what a cash offer is likely to look like, and whether a cash sale makes sense for you.

This is not a binding offer. It's a conversation – you are under no obligation.

Typical time: within 24 hours of your enquiry
  4. 4

    We find you a buyer

If you want to proceed, we present your property to our network of qualified cash buyers. Once a buyer is matched and an offer is confirmed to you in writing, we work with you and the buyer's solicitors towards a completion date that suits you.

We remain your single point of contact throughout. We don't disappear once a buyer is found.

Like all property professionals we are required by law to arrange identity and anti-money laundering checks on sellers and investors.

Typical time to completion: 2 to 6 weeks from buyer match
  5. 5

    Completion

Funds transfer on the agreed date, the sale completes, and you move on.

There are no fees to you at any stage. We're paid a sourcing fee by the buyer.

What Key Assets does and does not do

Key Assets Properties Limited is a property deal sourcing business. We do not purchase properties ourselves. We find, assess and present qualifying deals to buyers in our investor network, so the buyer is always an independent investor. This is explained in our terms and conditions.

What we do differently

We're not a lead generation website

Many sites that look like cash buyers are lead generators who collect your details and sell them to several companies without telling you. Key Assets doesn't do this. Your enquiry stays with us and is used only to find you a buyer.

We tell you honestly if a cash sale isn't right

We only put your property to our buyer network if we believe the deal makes sense for both the seller and the investor. If it doesn't, we'll say so and suggest what might work better.

We manage the process on your behalf

From your first enquiry to completion, you have one point of contact. We coordinate with the buyer and their solicitors so you don't have to.

No fees to the seller

We're paid a sourcing fee by the buyer. There are no charges to you.

A registered, accountable business

We're members of the Property Redress Scheme (PRS054063), an independent, Government approved redress scheme for property agents, and registered with the ICO (ZB878151) for data protection.

Clear on who buys

We're a sourcing business, not the buyer. We'll always be clear about who you're dealing with at every stage.

What to check about any cash buyer or sourcing company

Before you engage with any company offering a fast cash sale, it's worth checking the following, whether that's us or anyone else.

  • Are they a genuine buyer or a lead generator? Ask directly: do you buy with your own funds, or pass contact details to other companies?
  • Are they a member of a recognised redress scheme, such as the Property Redress Scheme or The Property Ombudsman?
  • Can you find them on Companies House?
  • Do they charge you any upfront fees? Reputable companies don't.
  • Will they confirm their process and fees in writing?

We're happy to answer every one of these. Company number 16975704, PRS membership PRS054063.

Do you buy properties yourselves?

No. Key Assets Properties Limited is a property deal sourcing business. We assess your property, work with you on a realistic cash offer range, and then find a qualified buyer from our investor network who completes the purchase. You deal with Key Assets throughout, but the buyer is an independent investor from our network.

How much below market value will the offer be?

We don't apply a fixed percentage, because every property is different. We look at recent comparable sold prices in your area (same type, similar size, nearby) and use those to work out a range that honestly reflects the speed, certainty and cost savings of a cash sale. We'll explain exactly how we arrived at the figure.

Is your offer binding?

The initial range we discuss is indicative, a starting point for the conversation. The formal offer comes from the buyer in our network, once they've confirmed interest following a call with our team. We don't send binding figures by text or WhatsApp, and nothing is committed until an offer is made and agreed.

How quickly can you complete?

In straightforward cases, typically 2 to 6 weeks from matching a buyer. We work to your timeline, so if you need longer, that's fine too.

Do I need to repair or clean the property first?

No. Our buyers purchase properties in any condition, including dated kitchens, structural issues, damp, Japanese knotweed and long term tenancies. You don't need to do anything before we assess it.

Will there be any fees to me?

No fees to the seller at any stage. We're paid a sourcing fee by the buyer on completion.

Will you pass my details to other companies?

No. Your enquiry is used only to find you a buyer through our network. We don't sell leads or share your personal data with third parties without you knowing. See our privacy policy for full details.

What types of property do you work with?

Residential properties across England and Wales: houses, flats, bungalows, tenanted properties, inherited properties, and properties needing significant work. We don't currently work with commercial property.

What areas do you cover?

We source nationally across England and Wales. If you're unsure whether we cover your area, fill in the form and we'll confirm straight away.

Are you regulated?

Key Assets Properties Limited is a member of the Property Redress Scheme (PRS054063), a Government approved independent redress scheme. If you have a complaint we can't resolve directly, you can refer it to the PRS. We're also ICO registered (ZB878151).

What happens if I change my mind?

As with any property sale, there's no obligation until a contract is signed. You can withdraw at any time before exchange of contracts without penalty.

Why investors work with us

Deals worth your time, and nothing else

Sourced deals only

We don't pass on every enquiry. Deals are assessed against defined criteria (floor area, comparables, renovation margin, local demand) before you see them.

Due diligence done

We review comparable sold prices, assess condition, and set out a realistic market value range and an indicative refurbished value. You review the deal, not a raw enquiry.

Motivated sellers

Our sellers come to us. They aren't cold called, and their reason to sell quickly is established before the deal reaches you.

The process

How it works for investors

  1. Register your interest

Tell us the deals you want: property type, areas, budget and strategy (buy to let, flip, refurb to rent).

  2. We assess incoming deals against your criteria

When a matching deal comes in, we send you the details, our comparable analysis and our assessment.

  3. You decide

If you want to move forward, we make the introduction to the seller and support both parties through to completion.

  4. Completion

The purchase completes, and Key Assets is paid a sourcing fee on completion.

  1. 1

    Register your interest and criteria

Complete our investor registration form. Tell us the areas you focus on, the property types and strategies you pursue (buy to let, flip, refurb to rent, HMO), your typical budget per deal, and your target yield or return.

  2. 2

We source and assess incoming deals

When we review an investment deal, our team assesses the property against defined criteria before presenting it. We look at recent comparable sold prices (same type, similar floor area, within a defined radius), the property's condition, the estimated refurbished value, and the EPC register.

We only present deals where the numbers make sense as an investment.

  3. 3

    You receive the deal summary

We send you the property details, our comparable analysis, a condition summary, and our assessment of the deal's investment merit. You have enough information to decide without doing the initial research yourself.

  4. 4

You confirm interest and we make the introduction

If you want to proceed, we arrange the introduction between you and the seller, and remain available to both parties throughout.

  5. 5

    Completion

You instruct your solicitors and proceed to exchange and completion. Key Assets is paid a sourcing fee by the buyer on completion.

Our sourcing fee and how it's charged are confirmed in writing before any introduction is made.

Important note

Key Assets Properties Limited sources and presents deals. We don't provide financial, legal or investment advice, and the decision to proceed rests entirely with you. We strongly recommend independent legal advice and, where appropriate, an independent RICS valuation before committing to any purchase.

Deal flow without the time cost

Finding great deals and genuinely motivated sellers, people who'll accept a meaningful discount for speed and certainty, takes time and specialist marketing. We handle it. By the time a deal reaches you, the seller is qualified and the deal assessed.

Consistent sourcing criteria

We use a defined, repeatable method to assess comparables and deal viability. Deals aren't presented on gut feel.

Off market and motivated

In off market deals, sellers come to us directly. These deals aren't estate agent listings, and the seller's motivation is central to our assessment.

National coverage

We source across England and Wales. Register your target areas and you'll only receive relevant deals.

Transparent fees

Our sourcing fee is agreed in writing before any introduction. No hidden charges.

Key Assets Properties Limited is a member of the Property Redress Scheme (PRS054063), a Government approved independent redress scheme.

Our fee is confirmed in writing before any introduction is made, and it's paid by the buyer on completion. There are no upfront charges to investors.

What types of deal do you source?

Residential property (houses, flats and bungalows) in any condition, particularly where the seller has a genuine reason to sell quickly: probate, financial pressure, relationship breakdown, landlord exit or condition concerns. We don't currently source commercial property.

What due diligence do you carry out?

We review comparable sold prices in the area (same type, similar floor area, within a defined radius, last 12 months), assess condition from seller information and available data, and set out an indicative market value range and potential refurbished value. We don't provide a RICS valuation and recommend you get an independent survey before committing.

What areas do you cover?

What if I decide not to proceed with a deal?

There's no obligation. If you decide not to proceed after reviewing a deal, no fee is payable.

Do you provide financial or investment advice?

No. We present deals with supporting analysis, and all investment decisions rest with you. We strongly recommend independent legal and financial advice before any purchase.

We work with two groups of people: homeowners who want a fast, fair sale without the delays and costs of the open market, and investors who want access to qualifying below market value deals that have already been assessed.

At Key Assets, our role is to find motivated sellers, assess each deal against a consistent method, and connect qualifying opportunities with buyers in our investor network. The investor completes the purchase, and we earn a sourcing fee.

Our approach is built on being straightforward. We'll tell a seller honestly if a cash sale isn't the right option. We'll tell an investor honestly what the numbers look like, not what they want to hear.

These terms govern the relationship between Key Assets Properties Limited ("Key Assets", "we", "us") and homeowners ("you", "the seller") who enquire about a cash sale through our service.

1. Who we are

Key Assets Properties Limited is a property deal sourcing business registered in England and Wales (company number 16975704) and a member of the Property Redress Scheme (PRS054063). We are not a cash buyer. We source deals from motivated sellers and present them to buyers in our investor network, so the buyer is always an independent investor.

2. What we do

We assess properties submitted by sellers, set out an indicative cash offer range based on comparable sold prices, and, where a cash sale looks viable for both parties, introduce the seller to a buyer from our investor network. We manage communication between both parties and support the process through to completion.

3. Fees to the seller

There are no fees to the seller at any stage. Key Assets is paid a sourcing fee by the buyer on completion of a successful sale. This fee does not affect the amount you receive.

4. No obligation

Submitting an enquiry or receiving a cash offer assessment creates no legal obligation to proceed. You may withdraw at any time before exchange of contracts without penalty or charge.

5. Indicative offers

Any cash assessment range given to you before a formal written offer is received from a buyer is indicative only. It is based on our assessment of comparable sold prices and property condition, and is not a binding offer or contract. A formal written offer is made only by the buyer, not by Key Assets.

6. No financial or legal advice

Key Assets does not provide financial, legal or investment advice. We strongly recommend sellers get independent legal advice before agreeing to any sale. If you are in financial difficulty or facing repossession, we recommend independent financial guidance as well as exploring a cash sale.

7. Property condition

We assess properties based on information provided by the seller and do not carry out physical inspections. The buyer may commission their own survey or inspection before making a formal offer.

8. Data protection

We handle your personal data in line with our privacy policy and UK GDPR.

9. Complaints

If you are unhappy with our service, please see our complaints procedure. If we cannot resolve your complaint, you may escalate it to the Property Redress Scheme (PRS054063).

10. Governing law

These terms are governed by the law of England and Wales.

These terms were last updated in September 2026.
